This 1.64 acre parcel was previously approved for a 20 unit townhouse PD by Tampa City Council December 18, 1987. It is my understanding that as long as the site development plan dated 11/9/1987 is followed, development can proceed under the existing PD. The Future Land Use for the East 1/2 of the property is R-35 and the West 1/2 R-20. If a new PD was applied for it is our estimate that up to 30 townhouse units might be possible. Under the future land use up to 45 multi-family units might be possible. If SFR lots are desired, we estimate 8-12 lots might be possible. in that event the existing 3,300 SF home might be retained. The existing elevations appear to be about 11' with the floor elevation of the house at 14' according to a 2/14/2000 survey
