Regarding the conceptual plans for “The Reserve at Himes”- a 29-unit, 2-story condo community, these plan designs have not been approved by the city nor are there any submittal records. Per the owner: conceptual designs of the 29-unit community will have to be modified to meet the setback requirements (owner to confirm this). If a buyer wants to build according to the 29-unit conceptual plans, they will have to go back to the city to have the conceptual plans approved officially.
Setbacks – The side setback/buffer must be a minimum of 10 ft.
Application to the City of Tampa for modifications to the city’s water delivery to the area to accommodate a 30+ unit community will need to be made.
The site has previously been approved for water and sewer. (However, a new application will need to be submitted.)
Regarding whether Himes Avenue can support the traffic increase deriving from the addition of a new subdivision built in the area? Per the owners, they do not have any record of a traffic analysis being completed. Therefore, a developer will have to provide a traffic analysis. The owner is currently researching if a traffic analysis was ever submitted to the city. Per the City of Tampa: If warranted or as determined by Hillsborough County staff, the developer shall be required to construct a left turn lane and a right turn lane/ deacceleration lane into the site. Prior to concurrency approval, the developer shall provide a traffic analysis, signed by a professional engineer, showing the length of the left and right turn lanes needed to serve development traffic, if warranted. The turn lanes shall be constructed to FDOT and/or Hillsborough County standards using FDOT standard Index 301 and 526 and an asphalt overlay shall be applied over the entire portion of roadway where a left turn lane is provided.
