The immediate neighborhood is a tourist area characterized by El Conquistador Resort, a 984 room hotel that was established in 1962 as one of the most luxurious resorts in the island. The area can be delineated by El Conquistador Partnership lands to the north; State Road PR-195 to its south; El Conquistador Avenue to its west; and the Atlantic Ocean to its east. The main artery in the area is State Road PR-987, an artery that runs in a north to south direction, from State Road PR-195 connecting with Las Croabas Development. In terms of commercial uses, the immediate area has many restaurants, short and long-term rentals, apartment buildings, boat rentals, and businesses focused on recreational ocean activities.
The Puerto Chico Marina, previously mentioned as one of Fajardo’s Marinas, is located just 0.34 miles southeast of the Property. It is a full service marina with 274 wet slips, and 377 dry stack spaces for a total capacity of 651 boats. In addition, adjacent to Puerto Chico Marina, is the Sea Lovers Marina. It is a smaller Marina that has capacity for 145 wet slips with no dry stack service.
The Property consists of three legally independent but physically adjacent lots totaling 1,256.14 square meters, improved with two, two-story structures totaling a GBA of 11,142 square feet and previously used as The Old Anchor’s Inn Guesthouse and Restaurant having 14 rooms. The Property has frontage to State Road PR-987 to its northeast and to Street A to its southeast. It is supported by paved areas providing parking for approximately eleven (11) vehicles.
