35 Cuerdas Oceanfront in Loiza FOR SALE

Originally proposed to be developed with a tourist/residential project to be named Playa de Berwind, consisting of a hotel with 300 rooms and 174 two story townhouse units with supporting amenities, including several swimming pools, four tennis courts, restaurants, meeting and activity rooms, specialty stores and 400 parking spaces for the residential component distributed in 348 parking spaces for the townhouses (2 per unit), 40 for visitors and 12 for the handicapped. However, given that the Island has been in an economic recession for the past eight plus years, this proposed project was never started.

This smaller parcel of land south of the river is considered undevelopable, given its closeness to the Herrera River and reportedly, it was to be used as a complimentary low-impact use (nature trails) for the proposed residential/tourist project.

As per Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map (FIRM) No. 72000C-0415-J for the Commonwealth of Puerto Rico, last revised on November 18, 2009, the northern and eastern sections of Subject Tract A bordering the beach lie in a Zone VE (31.4%) and AE (59.4%) areas, which are high hazard floodable areas inundated by the 100-year flood, where the base flood elevations have been determined. In addition, a small section located at its southern section lies in a Zone X (9.2%) area, which is defined as an area outside the 500 year plain or an area of moderate or minimal flood hazard from the principal source of flood in the area. Subject Tract lies B lies entirely in a Zone AE area.
