Confidential opportunity to acquire an established tire distribution, retail, installation, and automotive service business generating annual gross sales in excess of $10.5 million. The company serves wholesale, retail, commercial, and heavy-equipment customers. Its operations include the distribution and sale of tires for passenger vehicles, commercial trucks, and heavy equipment, as well as tire installation, wheel alignment, warehousing, and related services.


The transaction includes the operating business and two adjoining C-1 zoned commercial properties strategically located in Toa Baja, Puerto Rico. Together, the properties comprise approximately 2.89 cuerdas, equivalent to approximately 11,358 square meters of land, and approximately 96,053 square feet of reported construction area, including the primary building, mezzanine, service areas, and an additional commercial structure.


The primary property contains approximately 45,186 square feet of building area. The adjoining property includes an approximately 1,206-square-foot structure, fully concrete-paved areas, metal fencing and gates, approximately 115 feet of frontage along PR-2, one diesel dispenser tank, and four water reserve tanks with a combined capacity of approximately 200,000 gallons. The facilities include warehouse, distribution and retail areas, administrative offices, service areas, parking, a fire sprinkler system, and additional commercial or industrial development potential.


ASKING PRICE: $5,400,000 for the operating business and both commercial properties, plus inventory existing at the time of closing.

The seller may also consider selling the real estate without the operating business, subject to negotiation and the seller’s approval. Under this alternative, a transition period of approximately four to six months would be required to reduce, liquidate, or relocate the existing inventory and to discontinue or relocate the current operations. Any new business established at the properties may not compete with the seller’s operations or engage in activities related to tire distribution, sales, or installation, or automotive services.
