Project was previously approved for a 78-unit townhome project by St Johns (SJRWMD) and the City of Melbourne.  City of Melbourne permits have expired and will need to be reinstated.  St Johns permit to be extended by Seller to 2014.  Once permits updated and plans resubmitted, re-approval is estimated to be within 30 days per City of Melbourne.  This prime residential site is 11.31  ± acres with on-site retention, 480' ± frontage on Grand Meadows Boulevard, the site depth ranges from 885′  to 1,098′.  Site will have a future access easement to Parkway Drive when south abutting acreage is developed.
