The subject property is 99.88± contiguous acres with approximately ½ mile of US Hwy 41 frontage. It is located directly across from M-1 Homes 750-unit residential development and just ¾ miles north of State Road 52. The property features three spring-fed ponds. Open acres are all high and dry and currently used as pasture. There is access to public sewer and water lines. Primary bounds are US Hwy 41 to the west, Leland Avenue to the north, and Pilot Country Estates to the southeast, a fly-in community of estate homes.

Other nearby developments include a Moffitt Cancer Center commerce park and Lennar residential community which encompasses over 775 acres planned for the area south east of SR 52 and the Suncoast Parkway, just minutes from the subject property.

State Road 52 is planned to be widened into 6 lanes. Additional road improvements include US Hwy 41 widening from north of Connerton Blvd. to south of SR 52 (2021) to accommodate this growing area of Greater Tampa Bay.

The widening to 6 lanes of SR 52 between Suncoast Parkway to east of US Hwy 41 is scheduled to be completed in early 2023. These road improvements will accommodate the increasing traffic demand across central Pasco County and access to major north-south travel routes.

With the reconstruction of the SR 52 and US Hwy 41 interchange in full swing, development in the area has become more desirable. They include plans for a new Moffitt Cancer Center just a few miles to the south, a 50+ acre mixed-use development just minutes to the west, new multi-family and single-family residential developments nearby and additional retail projects in the planning stages. These activities enhance the strong positioning and development potential the Fletcher Farms property offers making it a solid acquisition.

​​The Pasco County Board of Commissioners has recently passed a moratorium on a limited type of development within a designated area of Central Pasco County. The subject property, located just north of SR 52, is outside the designated area, meaning the property is open to single family homes, townhomes and multi-family development.
