Bank Owned Property.  The two parcels are divided by Michigan Ave. The south parcel is approximately 2.34 acres and is unplatted single family and is considered uplands. The north parcel is approximately 16.08 acres; of which approximately 12.5 acres is considered wetlands; leaving approximately 3.5 acres along Michigan Ave. as potential single family development. It is our opinion that there is approximately 5.8 acres that is able to be developed.

The market seems to have bottomed out in regards to sales prices for vacant land. Very little in the way of sales in the market area.
