This a remainder property of a former gas station that was taken for the widening and expansion of SR 52 & US Highway 41. SR 52 and US Highway 41 are being widened to make way for potential growth from numerous planned developments in the area.

Highway Access: This property has fronatage along SR 52 and US Hwy 41, with great exposure. SR 52 has been expanded to a 6-lane divided highway from a point east of US Highway 41 to the Suncoast Parkway. As part of the road widening projects, a 24 foot driveway with 50 foot radial returns has been constructed connecting SR 52 to this property. US Highway 41 has also been widened to a 6-lane divided road at the SR 52 intersection and is being expanded to the south.

Area Description: The subject property is located in a rapidly developing area in north Pasco County, located a few miles east of the Suncoast Parkway. There are two mixed use developments planned directly across from the subject, on the south side of SR 52 at US 41. Other major projects in the area include Port Arthor, a large mixed use project by Lannar homes, located at the SEQ of SR 52 and the Suncoast Parkway. This mixed use development is planned for 24 million SF corporate business park and 11,500 residences and the Moffitt Cancer Center and other supporting developments planned in the area.
