Henin Signature Homes
As the founder and owner of several companies involved in real estate development and sales, Jerome Henin is adept at multi-tasking. “I am doing everything in real estate from concept to design to construction, financing and sales,” he says. A native of France, Henin started his property development company, IPI of Central Florida, Inc., to develop residential subdivisions and light commercial. IPI, currently operating as Henin International Services, has offices in Orlando; Paris, France; and Zurich, Switzerland.
Henin counts more than 28 years experience in construction and development, and has focused on projects in Orlando and the surrounding area since 1994. Through his various companies, Henin remains involved in all facets of the local real estate industry. In addition to Henin International Services, he operates Henin Realty, dedicated to real estate sales, and Henin Signature Homes, which builds custom and production homes.
Currently, his largest development project is Riviera Bella, a 240-acre community located on the St. John’s River midway between Orlando and Daytona Beach. Henin’s company received the, 2007 Parade of Homes Grand Award for Riviera Bella for the fourth consecutive year. The project is divided into two villages of production homes built by Henin Signature Homes, and one of custom homes by Henin Signature Homes. In the production line, prices start at $180,000; custom homes go up to $3 million.
Henin’s goal is to offer a European-inspired product designed for the American way of life. “I want every home I build to look like a custom home, even though it may be in the production line,” he says. “It is an extra expense, but it creates so much more value.” Even his least-expensive homes in Riviera Bella will feature tile roofs and brick pavers. “Custom features do not have to cost a lot,” insists Henin. “The choice of colors, for instance, is just a decorative item, but it can make a big difference.” He likes to introduce vivid yellows, rich browns and dark reds – reminiscent of Tuscany or the French Riviera. He is offering homebuyers several “option packages,” like the gourmet kitchen package with a wine cellar and vegetable sink, in addition to standard luxury features such as granite countertops and crown molding. This year, he is introducing the smart series featuring incredibly ENERGY STAR priced homes starting in the lows $180’.
Through his world travels, Henin is always searching for new design ideas and construction solutions. “My aim is to have the best product, but always affordable.” This philosophy provides homebuyers with the best value and most innovative designs.
