J We are absolutely committed to high quality engineering design at affordable rates. Our main focus is to collaborate and provide exceptional customer service to both our clients and fellow professionals.
I am both a licensed professional engineer and a licensed real estate broker through LandSmart Realty, mostly representing buyers and investors. This added breadth of experience, allows me to view a project from a developer’s perspective including understanding the importance of well thought out proforma, financing challenges, carrying cost and therefore provide effective pre-purchase due diligence, site planning and design, permitting, construction management all the way to closeout of a project.
WHAT WE DELIVER
Here are some of the specific services that we typically provide to our clients.
· Identifying and selecting the right site or property for the owner
· Pre-purchase due diligence on land and property including meeting with all jurisdictions: the city, County, FDOT, FDEP, water management district etc summarized in a concise technical report
· Determining concurrency status
· Conceptual site plans and Layout, usually pro bono until closing.
· Zoning and land use change services
· Negotiating with the city on Impact fees
· Assisting owner in selecting the right team and consultants: architects, environmental, geotechnical, traffic, wetlands etc. during the design phase
· Perform site civil engineering design & prepare construction drawings
· Obtain all site civil permits from City, County, FDEP, FDOT and water management districts.
· Helping owners in obtaining construction bids
· Review of all bids, contracts and documents to help select the right contractor
· Construction management (daily presence) or construction administration (as needed)
· Review of construction materials testing and inspection reports
· Assist in obtaining COs from City/County
