From Houston or Beaumont and Louisiana, SH 61 south of I-10, is the primary corridor to hunting, fishing and/or water recreational activities on the east side of Trinity Bay and further south to Smith Point. Additionally, many people traveling to Moody Wildlife Refuge (3,200ac), Anahuac National Wildlife Refuge (34,000ac), other destinations on the east side of Galveston Bay (including East Bay) or to High Island and Bolivar Peninsula can choose SH 61.

I-10E @ SH 61 is a significant intersection east of the Trinity River with regional implications for future mobility from Hwy 90 in Liberty County down to Anahuac (Chambers County Seat) and further south along the east side of Trinity Bay to Oak Island, Smith Point, High Island, Bolivar Peninsula and Galveston.

Property is convenient to golf courses and Public Parks in Mont Belvieu as well as Chambers County Golf Course & White’s Park at SH 61 and abundant guided hunting & fishing venues on Smith Point and Trinity Bay – Oak Island Lodge, etc. Additional area amenities include a 41ac HEB anchored mixed-use development NWC I-10 @ FM 3180 (Eagle Drive), Mont Belvieu and other potential land uses along I-10E between the Trinity River and Winnie, TX.

Since 2012 or so, $60-70 billion of energy industry expansion and/or renovation has been completed or is underway in and around Baytown and Mont Belvieu, Chambers County. Due to this energy industry expansion, population east of the Trinity River should increase significantly between now and 2026-2030.

Demand for housing and commercial development along I-10E, from Trinity River/Wallisville to Winnie, has already begun: Dollar General @ SH 61 Sep 2022, Cypress Point subdivision SH 61 (110 of 330 lots sold), Blue Wing Crossing subdivision SH 61 (500 lots under development) and Lakeway subdivision FM 563 (49 lots sold out).
