The property is just one mile south of the historic Dade City Downtown. This property was part of a three property portfolio of small mobile home parks owned by a local investor and subjected to a bank foreclosure action. Concurrent with the mortgage default, in early 2017, Pasco County Code Enf. initiated an action against the park owner (who also owned all of the trailers) related to the poor and deteriorating condition of the mobile homes and a demolition order was issued in November 2017. A copy of the park prospectus is available upon request. As platted, the property includes 26 lots which are 50' x 125'. The site is zoned R-MH, Mobile Home District by Pasco County. The future land use plan designation is ROR (Retail/Office/Residential). Principal permitted uses include dwellings: mobile homes, single family modular or factory built dwellings, noncommercial boat slips, piers or residential docking facilities and public schools.
