According to the county planner, the overall site area has a mixed zoning and land-use designation of GNC (general commercial) on the first 400 feet of the site. The next 600 feet are classified as LDR (Low Density Residential). The back of the site (approximately 300 feet) is classified as CL (Coastal and Lakes Residential District). There are just over three acres of commercial land, with the lower density zonings in the back. They also reported ancillary improvements may also be developed on the LDR section of the property in conjunction with a commercial property along the frontage. Also, rezoning may be possible depending on use, on a case-by-case basis.
