The subject has a gross building size of 1,704 SF, with a 725 SF canopy that extends from the main building towards Harbor City Blvd. The improvement contains a reception area with a large stand up desk to take customer orders and private offices which are air conditioned. The improvement also contains three service bays with 10 foot tall roll up doors. The design is typical for a gasoline station that contains gasoline pumps (which have been removed) under an extended canopy along with a three bay mechanic’s shop. The improvement was built in 1967. The improvement also contains two small restrooms.

There are two out buildings one located on the southwest corner that is approximately 48 SF, and a second out building located on the northwest corner of the main building that contains approximately 108 SF. Both out buildings are constructed with masonry concrete with a wood truss pitched roof, with composition shingle covering on a concrete pad.

The subject property contains an underground petroleum storage tank that has been abandoned in place. According to David Maher of the Brevard County Department of Natural Resources; a petroleum discharge was reported on January 31, 1992. Subsequently, a closure assessment report was filed in March 1992 when the tanks were filled with sand and abandoned in place. The subject was admitted in the State of Florida’s petroleum cleanup program under the ATRP program and was given a ranking of 6. Currently, the State of Florida is only funding cleanups for sites ranked 70 and above. No Contamination Assessment Reports have been completed on the subject site and there are no monitoring wells.

The subject contains approximately 19,000 SF of paved asphalt; not including the concrete pad on which the subject’s improvement was built. There are very few marked spaces for parking; however there is significant area to park vehicles. There is a tall sign in front of the property that is considered to be legally conforming.

Approximately a little over 50% of the subject’s parcel has been developed. There is a large portion of the subject that is bordered by the Eau Gallie River on the west and north side and Harbor City Blvd. on the east side. The portion that is not developed is below road grade and quickly drops off to the water’s edge. It is vastly over grown and we do not know if some of this property is considered wetlands.
