ENTITLEMENTS & ALLOWED USES

In 2009, the city of Bartow adopted a Detailed Specific Area Plan (DSAP) for all of the

land owned Clear Springs. The Clear Springs Sector Plan classifies the subject property

as the Clear Springs Research Corporate Park (RCP). Through build-out, up to 2,500,000

square feet of research and development facilities are permitted. Additionally, 300 hotel

rooms, 250,000 square feet of ancillary retail, and 2,500,000 square feet of office uses,

and a 100,000 square foot training center are allowed to be incorporated into the area

designated as Clear Springs Research Corporate Park.

Small scale neighborhood commercial uses limited to 30,000 square feet for free

standing projects, or 20% of the project's land area when part of a larger planned

research/corporate park, may be permitted. Mixed use-residential projects would include

a residential, neighborhood commercial and employment center component (excluding

light and other industrial uses) and shall have no single-use which exceeds 35% of the

land area of the project.
