Iris is a CDC SBA 504 partner with Florida First Capital/First Capital Finance and is bilingual, Spanish. She provides lending at 90% LTV for Real Estate & Equipment needs to buy, refinance, renovate, and ground up construction in Florida, Georgia, and Alabama.
She is not a loan broker, not a banker, and not a bank. She works with ALL banks, and non-bank lenders, and in turn banks partner and work with the CDCs to secure SBA 504 loans.
Due to the partnerships with ALL banks, Iris is therefore familiar with what all lenders are doing across the states. She knows exactly which banks are lending to which industries and is able to place the borrower with the proper bank that fits their industry and credit profile.
She also works with even the most difficult industries to find lending for, which are industries typically known as "special purpose." Special Purpose are properties such as hotels, motels, ALFs, car washes, cemeteries, golf courses, bowling alleys, facilities with swimming pools etc.. along with startup and projection based loans. Business Owners can also utilize the 504 for change of ownership based on the amount of eligible fixed assets.
First Capital Finance/Florida First Capital (FCF/FFC) is a non-profit certified development company promoting economic development and job creation. Under the SBA 504 Loan Program, FCF/FFC works with private-sector lenders to provide eligible small business owners in Alabama, Florida, and Georgia with below-market, fixed interest rate long-term financing to buy or build commercial property and/or purchase fixed heavy duty machinery and equipment. Florida First Capital also lends under the Rebuild Florida Business Loan Fund as well as the Florida Recycling Loan Program and other small business assistance programs.
Iris is based in Tampa Bay, where she earned her B.S. in Finance from the University of Tampa.
